10 Cathedral Road
10 Cathedral Road comprises the conversion of a disused office block into a 22 bedroom boutique hotel for Green Duck Limited. The existing building is in two parts, the front a former Edwardian town house and the rear a 1970’s concrete extension that formed architects offices. Most of the internal features of the house had been removed when the building was converted to offices and some of these will be replaced. The ground and first floors are to be converted to a bar, dining room, reception conference room and two bedrooms, the remaining bedrooms will be contained within the concrete framed extension. The building sits within the Cathedral Road Conservation Area so all changes to the external façade require local authority approval. It is intended initially to remove all the paint that has been applied to the brick façade and restore the brickwork by replacement or repair of damaged bricks. The remaining external works include replacement of rotten fascias and barge boards, new sash and aluminium windows, re roofing and construction of an external terrace and balcony.
Internally all partitions, toilets, ceilings and modern additions are removed. Each bedroom has an ensuite bathroom and some bedrooms have associated lounge areas. Ventilation is introduced throughout and new stud partitions are installed together with sound proofing to achieve building regulations. The existing lift is replaced and all new services are provided.
